    Home improvement projects that reportedly don’t pay off at resale

    But not every project is going to yield a commensurate increase in your property’s value. “Dollars into a home doesn’t always translate into dollars out,’’ said Dana Bull, a real estate investor and realtor with Sagan Harborside Sotheby’s International Realty in Marblehead.
    That’s particularly true if the money is spent addressing structural issues or other basic features that buyers will generally take for granted, Bull said. Such updates are certainly important, but they’re merely getting you back to square one. “Buyers expect a home that is structurally sound and free of safety issues,’’ she said. “So just because you sink money into repairing a rotted sill doesn’t necessarily mean you will make that money back in a sale.’’

    Ok a woodworking forum, someone posted that on a recent tour of a home for sale, they saw this. I’m sure the seller is getting a great resale ROI and then some on this home improvement.

    We sold our house this spring and were worried about the 20 year old kitchen and fixtures. I'm super glad I didn't redo the kitchen because the house was under contract in 8 days at an incredible price. More than double what we bought it for.

    I thought the yard was going to be a huge selling point. I did a lot of work back there, built a nice shed, nice big deck, flagstone rock patio, pergola with flowering vines, beautiful blooms everywhere in the yard; New homeowners move in and the whole yard is overgrown and gone to hell. They'll probably end up chopping everything down.

    Where did you move from/to?

    Or did you just sell because the market was so inflated and you wanted to cash in?

    Yeah you never know what somebody sees value in I guess. The market is crazy right now and people are desperate. I remodeled my kitchen last year and it was a massive project that I did almost entirely on my own.

    Now I guess I'm ready for another project because I just demoed our walk in shower in our master bedroom this week and will be digging into remodeling it. This will be done all by me as well. We don't plan on moving any time soon though, so if the property value increases, it's just a bonus.

    I have to admit, I can't see which is the before and after! I see they are different.

    I assume your wife was the influence, because so sane bloke would go to that extent of work without being forced by the fairer sex.

    Having remodeled three houses and I can clearly see the before and after @accadacca. Beautiful work, modern look and even a barn door! Nice job.

    They say that kitchens and bathrooms and curb appeal is what matters. I'm a guy that looks more at the mechanical issues of the home because the other stuff is cosmetic.

    The key to house remodeling is ya got to know a guy....

    ...And I know a guy that does great work at a reasonable price.

    So if you hear me say I remodeled something that has to do with the house you know that means I paid someone to do it because I hate doing house work... That is all...

    I have a love hate with home projects. My kids know they can hear a few choice words when I’m wrenching in the garage or working on the house.

    Are you kidding? Home improvement projects are heaven's gift to men to have an excuse to buy lots of power tools. It is like emergency preparedness is the excuse to buy all kinds of camping gear and outdoor grills and smokers.... It goes like this. Me - "Honey, I think we need a smoker in case of hard times." My wife, "But wait, what if the power goes out and you can't use a smoker?" Me, "That is why we need a generator." See what I did there?

    Wrenching can be a little better, except when you drop a pair of channel locks behind the engine. Right between the firewall and the engine. Then you have to fish it out from underneath. I don’t recommend it.

    That was a job where I should have removed the dash because a hose I had to take off was on the back of the engine. Anyway, if I would have had gumby arms it would have been a breeze. Needless to say I conquered it, but ended with a couple bloody knuckles.

    Went from Clinton to West Haven. The old hood was going downhill, a lot of the neighbors are moving out too.
